Many homes have a drafty feel to them on a cold or windy day. This is caused when outside air leaks in through holes throughout the home. Most homes allow too much air to move through them, so by determining the proper breathability level and the current air leakage rate, we can determine the level of air sealing needed to improve comfort and energy efficiency while also ensuring proper indoor air quality.
Twenty years ago, the science of crawlspaces in the Mid-Atlantic showed us that venting crawlspaces costs money and compromises comfort; it did not solve the moisture problem that it intended to solve. In 2006, the building codes caught up with the science and now allow conditioned crawlspaces in new homes. We have found that installing a proper vapor barrier on the floor of the crawlspace, then air sealing and insulating the walls, results in the driest crawlspace and the most comfortable room above it.
